What we clean

Every kind of commercial building

Our commercial façade cleaning covers every kind of building: offices, hotels, shops and shopping centres, apartment blocks, churches, schools, hospitals and public buildings. Clients include the US Embassy, the Gresham Hotel, Brown Thomas, Pfizer, Google, King’s Inns and Dublin City Council.

Natural stone, brick, render and precast concrete façades, along with the steps, paving and bridges around them. We remove dirt, carbon staining, algae, old paint and grime, and bring the building back to how it should look.

One-off cleans or a maintenance programme

Some buildings need one big clean. Others are best kept looking well with a regular façade clean every year or two. We do both, and can set up a maintenance programme that suits your building and your budget.

Method one

DOFF steam cleaning

DOFF is a superheated steam system that cleans at up to 150°C but at low pressure. The heat does the work, not force, so it lifts algae, moss, old paint, chewing gum and grime without harming the surface. It uses water only, with no harsh chemicals.

  • Low pressure, high temperature steam
  • Water only, no harsh chemicals
  • Ideal for algae, paint, gum and general grime
  • Safe on stone, brick, render and concrete

Method two

TORC gentle vortex cleaning

TORC is a gentle vortex cleaning system. A low pressure swirl of air, a little water and a fine powder lifts the tougher dirt, like black carbon pollution, staining and old paint residue, while leaving the stone surface intact. It is widely used on heritage buildings.

  • Low pressure, gentle on the surface
  • Removes carbon staining and stubborn dirt
  • Used on historic and protected buildings

Paperwork and access

Everything your project needs

We provide everything a client or main contractor needs before we start: full insurance, RAMS, a safety statement and Safe Pass and CSCS trained staff. As a Registered Heritage Contractor, we are used to working on listed and protected buildings.

We arrange the access ourselves, whether that is a cherry picker, a boom lift or scaffolding, depending on the building.

Case study

The Gresham Hotel, O’Connell Street

The Gresham’s Portland stone façade had a lifetime of traffic grime from Dublin’s busiest street. The hotel had to stay open, the Luas runs right outside, and O’Connell Street is an Architectural Conservation Area, so the job needed careful planning.

We partnered with Thomann-Hanry® and their façade gommage® system, which gently erases dirt from the stone with no water or chemicals. All the dust is vacuumed up and recycled, and working from a lorry mounted cabin meant no scaffolding at all.

  • Planning permission secured from Dublin City Council for a listed structure
  • Façade prepared and cables removed the week before
  • Machinery set up at night, with PMAC running the site and traffic management
  • O’Connell Street front cleaned in five days, the whole façade in under two weeks
  • The hotel stayed open, with no complaints from guests

DOFF uses superheated steam at low pressure to lift algae, paint, gum and grime with heat rather than force. TORC uses a gentle low pressure swirl of air, water and fine powder to remove tougher dirt like black carbon staining. We choose the right one for each surface, and often use both on the same building.

No. Both DOFF and TORC are low pressure systems designed to clean without harming the surface, which is why they are used on heritage buildings. We never use harsh pressure washing on façades.
